Earl Grey House was created as
an office block in 1980 when it was converted from the former Binns
department store on the corner of Market Street and Grey Street
in Newcastle upon Tyne. It enjoys a prominent site opposite the
Theatre Royal, and has a beautiful Tyneside classical facade.
By the late 90's, the original conversion had become tired and
in need of an update.
Internally, retention of the original Binns structure compromises
the floor levels,
so level access was only possible to approximately 25% of the office
space.
In order to provide lift access to a greater proportion of the
building, a new lift shaft was cut through tenanted
and occupied office floor space and the existing lift updated.
A previously unusable, overheated and dark well in the centre of
the building was opened out and re-roofed with a clear north facing
glazed roof to become an attractive useable atrium, bringing light
and ventilation into the heart of the building.
The whole
of the common areas and entrance hall have been refitted to a high quality
specification. The upgrade has enabled the rental values of the
building to increase considerably with potential for further growth.
